There is too much to cover about this home, so I've broken the description into categories for ease in reading.

GENERAL DESCRIPTION: The property is currently being operated as the Triple T Bed and Breakfast and is fully permitted by the county and state. The home is 5,000 square feet* of heated/cooled living space, plus 2000 sq/ft of unheated/uncooled space which includes a 2-car oversized garage & an art studio. The previous owner was an artist and a potter and designed the home for that use. The home is mostly tile flooring with carpet in the bedrooms, common areas, living room and office. Each bedroom has its own private full bathroom plus there is an additional 1 and 1/2 baths for guests. There are 84 large windows in the downstairs area which lets in the sunlight or fresh air. All of them have custom blinds to close them off for privacy.

KITCHEN and DINING AREAS: The Kitchen has 2 stoves-one electric & one gas; a custom copper vent hood; custom maple cabinets; commercial grade dishwasher; walk-in pantry; and breakfast nook. There is a Wet bar with wine frig, bar frig, & wine racks which makes for easy entertainment. There is a Sitting area off of kitchen with wood burning fireplace, custom mantel, and custom bookshelves on each side. Additionally, there is a wood storage bin to the left of the fireplace. The fire place has a custom heating vent system which allows a fan to blow the heat throughout the downstairs area through the normal heating vent system. Isolated from the kitchen, but still convenient, is a Formal dining room with a crystal chandelier and adjustable lighting, perfect for setting the evening's mood. 

LIVING ROOM AREA: The carpeted living room has a custom entertainment center large enough to accommodate at least a 55" big screen TV and all stereo / sound equipment. The entertainment center can be closed to provide a more finished / professional look. Also, there is a custom sound system throughout the downstairs area. Behind the Living room area there is a back gallery with a cozy gas heater and back door allowing access to the pool and back area.

MASTER BEDROOM SUITE: The Master bedroom is carpeted and very large. There are two large walk in closets. One of the closets has been converted into a dressing / make up room. French doors provide access to the front gallery and end gallery. These doors can be closed for privacy or open to allow the sun light and fresh air in. These galleries are large enough to accommodate work out equipment and the end gallery has cabinets as it was previously used as a private office and private art studio. 

MASTER BATH: The master bath has two sinks areas, one a little taller than the other to make for a his and hers type set up. The shorter sink area has a vanity as well. There are custom maple cabinets throughout the master bath. There is a garden tub and separate, oversized shower. The shower has a sitting area. French doors from the master bath allow access to a screened in porch / sitting area and there is a private gated entrance to the pool from the sitting area. The toilet area door was removed and widened to accommodate a disabled person access to the toilet.

OTHER DOWNSTAIRS AMMENITIES: There is a large office with custom track lighting and ample power supply outlets. There are two large storage cabinets for files and supplies as well as a closet designed for office use. There are two sets of french doors in the office to provide access or privacy. It is a perfect setup for a home business and is currently being used as the reception area for the bed and breakfast. Also down stairs there is a 1/2 bath off the living room and a full bath off the kitchen / back gallery area. The full bath is great as a pool changing / clean up area and has an oversized shower and custom maple cabinets. There is a breeze way leading from the garage into the main home which contains two large closets, storage cabinets, ironing area, and laundry area. 

UPSTAIRS: The upstairs was designed by the previous owner to accommodate her children and their families. Hence each of the bedrooms is en suite. The entire area is carpeted except for the bathrooms which are tiled. There is a large bonus room perfect for common use or as a children's entertainment area, or perhaps an upstairs office. There is a second laundry area with washer / dryer and storage shelves as well as a linen closet. Custom maple book shelves align the upstairs hall way.

UPSTAIRS MASTER BEDROOM: While all the bedrooms are all spacious, there is one exceptionally large. It has two large closets, one of which has been converted into a vanity area. The bathroom has an oversized shower and custom maple cabinets. There is also a large attic storage area just off the room. 

UPSTAIRS MIDDLE BEDROOM: The middle bedroom had large windows overlooking the front of the home out toward the Atlanta Motorsports Park, which can be seen in the winter. There is a large closet and an entry into the bath. There is a full tub / shower, storage for towels / linens, and custom maple sink.

UPSTAIRS FIRST BEDROOM: The first bedroom at the top of the stairs has a walk-in closet and views of the front of the home and side area. The bathroom has a shower and maple cabinet sink area. 

UPSTAIRS ADDITIONAL ROOM: There is an additional room that cannot be called a bedroom as it has no windows, but it is very useful. Previously it was used as storage and would make a great craft area or upstairs office. It has a closet and access into the attic storage area. 

OVERSIZED GARAGE: Many modern garages will not accommodate a full size pick-up or SUV. This one will! Also, there is a large storage closet in the garage. 

ART STUDIO: The art studio is one of the greatest amenities of the home. It has two sink areas with full storage cabinets and many shelves. Storage is not a problem and clean up is easy. The previous owner had three potters wheels and clay mixing equipment in the studio. She also kept her paints and canvas stored there. 

WORK SHOP: There is a green metal building off the art studio with a carport on the side and overhang in the back large enough to cover a tractor and or farm implements. Inside has a large work bench and plenty of storage space. Several ceiling fans help keep it cool in the summer.

POOL: There is a 20'X40' pool off the back gallery with a large pool deck. A safety fence was installed with an entrance to the Master bedroom suite, the home, the art studio, and into a pool shed. The pool shed houses the pump / filter assembly and has storage for pool toys. 

UTILITIES: Electricity is supplied by the Amicalola Electric Association. There are provisions for a generator to power the home. There is a buried 500 gal propane tank which supplies fuel for heating and for hot water. The home is on septic which was expanded in 2011 to accommodate the commercial enterprise for the bed and breakfast. Water is supplied by a well which has been certified by the EPA for drinking. There are two Heating / cooling units, one for each floor. Additionally, the fire place is built so the heat is automatically fan forced through the vent system to the down stairs area. This saves tremendously on the heating bill. 

OTHER ITEMS: The driveway is paved from HWY 53 up to the home and lined with Leland Cypress trees & Crepe Myrtles. There is a security system supplied by ADT which includes an integrated fire alarm system throughout the home. There is also emergency lighting in the event of a fire. The pool area is child proofed with self closing doors and gates and comply with state laws for a bed and breakfast. There are two pair trees and a muskiedine vine which bears great fruit.

DISABILITY ACCESSABLE: The entire downstairs area is easily accessable by wheel chair. The previous owner lived in the home and was in a wheel chair for two years. Many modifications were made to accommodate her and some were kept for use as a bed and breakfast.
